When Duct Cleaning Is Worth Doing, and When It Is Not

Duct cleaning is one of the easiest things in this trade to oversell, so here is the honest version. There are houses where it makes a real, visible difference, and there are houses where the same money is better spent on a decent filter and a furnace tune-up. We would rather tell you which one you have than book the job either way.

Worth doing

You have just finished a renovation. Drywall dust and sawdust get everywhere, and they keep coming back out of the vents for months.
You can see debris, matted dust or construction offcuts when you pull a register off.
There is evidence of mice or insects in the ductwork, or a smell you cannot trace to anything in the room.
The ducts got wet — a basement flood, a burst pipe, a condensate line that ran into a return for weeks.
You have just bought the house and the previous owners smoked indoors or kept several animals.
The system has run for years on a cheap filter, or with no filter in the slot at all.

Probably not worth doing yet

The ducts were cleaned two or three years ago and nothing has changed in the house since.
Your only complaint is dust on the furniture. That is usually the filter, the filter fit, or a leaky return pulling air from the basement — cheaper to fix, and it fixes the actual cause.
Someone told you it would cut your heating bill. In a normal house with clean ducts, the saving is small enough that you will not see it on an Enbridge bill. A dirty coil or a blocked filter does cost you money, and both are part of a tune-up.
You are hoping it will fix allergies. There is no good evidence that routine duct cleaning treats allergy symptoms, and we are not going to pretend otherwise. Filtration and humidity control do more.
One room is cold. That is a balancing, sizing or duct-leakage problem. Cleaning will not change it.

What a Proper Duct Cleaning Actually Includes

There is a wide gap between a real cleaning and someone running a shop vacuum into the first six inches of each register. Whoever you hire, this is what the job should involve — ask before you book.

The whole system is put under vacuum

A large vacuum is connected to the trunk line and the rest of the system is sealed off, so everything that gets loosened travels out of the house instead of blowing into a bedroom. If nobody connects to the trunk, you are not getting a duct cleaning.

Every branch is agitated, one at a time

Settled dust does not move on suction alone. Each run has to be worked with a brush or compressed air to lift what has bonded to the duct wall, then drawn out through the vacuum. That is the slow part of the job and the reason a real cleaning on an average Toronto house takes several hours rather than forty-five minutes.

The returns get the same treatment as the supplies

Returns are usually dirtier than supplies, because they pull air past the filter and often run through wall and joist cavities that were never sealed properly. A quote that only covers supply vents is half a job.

The furnace itself is opened up

The blower compartment, the blower wheel and the evaporator coil above the furnace collect more than the ducts do. A coil furred with dust is the one part of this that genuinely costs you efficiency, and it is the part most cheap quotes skip.

Access holes are cut properly and closed properly

Getting into a trunk line usually means cutting an access port. It should be closed with a proper panel and sealed, not covered with a strip of tape that lets conditioned air leak into your basement for the next ten years.

A new filter goes in at the end

Cleaning the ducts and leaving a loaded filter in place undoes the work. We change it and show you the size so you can buy the right one yourself next time.

No health guarantees

We will not tell you a duct cleaning will cure asthma, allergies or a persistent cough. If air quality is the real problem, filtration, humidity and ventilation are where the evidence is, and that is a different conversation.

No bait pricing

You have seen the flyers: a whole-home price that covers ten vents, and then a per-vent charge for the eleventh onward plus a mandatory sanitizer. We count the vents before we quote, and the number you are given is the number you pay.

No default chemical treatment

Sanitizing is worth doing after water damage or confirmed microbial growth. Spraying it into a dry, clean duct system as a matter of course is not, so we offer it, we do not assume it, and we will tell you if we think you do not need it.

Where Duct Cleaning Fits With Everything Else

Duct cleaning is a one-off. It deals with what has already accumulated. What keeps a system clean afterwards is the annual furnace tune-up, because that is when the blower wheel and the evaporator coil get looked at and the filter housing gets checked for the gaps that let unfiltered air bypass the filter entirely. If your ducts filled up quickly, a bypassing filter is very often why.

The order we would suggest for most Toronto houses: get the tune-up done first, get the filter situation right, and clean the ducts if the technician finds something in there that warrants it.
